Design Build vs. Design-Bid-Build

Design-bid-build is the traditional method of building. In this scenario, an architect is hired to design the project. Then, bids are submitted by construction companies who are interested in building the project. Once the contractor is selected, the two entities, a designer and builder have their own contracts, tasks, and budgets which are typically not in-line with the client’s goals.

In a traditional building method, (design-bid-build), owners are at risk of unforeseen change orders, a slower build process, and a higher cost to build a project. Due to the multiple contracts, the traditional building method can lead to wasting resources, and risk of heartache when that project does not meet the owner’s budget.

We practice a different philosophy: design-build. This approach eliminates the second stage of bidding and creates only one contract for the project.

When there is a single source of responsibility, one entity drives the workflow from project start to completion. This unified front creates opportunities for more quality control, an elevated design and finished product, as well as a more enjoyable experience for everyone involved.
